Rent
RCMS, Inc.’s Rent Policy is that rent is due on the 1st of every month with a 5 day grace period unless otherwise stated in your rental agreement. Any rent received after the 5th of the month will be considered late, and will be charged a late fee (refer to your rental agreement for late fee charges). If the 5th happens to fall on a weekend or a holiday, you will have one additional business day to pay your rent without a late fee.
Rent can be paid with personal check, money order or cashiers check. WE CANNOT ACCEPT CASH. Rent must be in our office during business hours by the day due. You may mail your rent check or drop it off to 1424 52nd St. Sacramento, CA 95819. You may drop it off in the mail box if no one is there.
***PLEASE MAKE SURE THAT YOUR CHECK HAS YOUR ADDRESS ON IT SO WE KNOW WHERE TO APPLY YOUR PAYMENT.

HOW DO I REQUEST MAINTENANCE?
The best way to request maintenance is to send an email to [email protected]. When emailing, please be sure to include your address, best contact phone number for scheduling, and any pictures you may have of the item(s)/area(s) needing attention. PICTURES ARE VERY HELPFUL.
WHAT DO I DO IF I HAVE AN AFTER HOURS EMERGENCY?
RCMS, Inc. does not have an after hours emergency number. In our experience, most maintenance calls can wait until the next business day. Should you find yourself with an emergency that cannot wait till the next business day, please send us an email with the issue that you are having and let us know that you have called our vendor directly after hours and call out the issue out to the following appropriate vendors:
PLUMBING EMERGENCY
Should you find yourself with an emergency plumbing issue, please call our plumber:
Please note, this is for emergency plumbing issues only! Should you call out a plumbing issue that we do not deem as an emergency, you may be liable to pay the addition for the weekend/holiday fee.
Examples of emergencies: Main line back up, broken pipe causing flooding, no hot water, or toilet back up (if it is the only toilet at your property. If you have 2 bathrooms and only one is clogged you may not call it out, even if you are having company/a party).

Always shut water off at the house valve. This is normally outside near the hose bib with a red or blue knob.
AC OR HEATER EMERGENCY
If you find that your A/C or heater is not working, please go through the following check list:

Is the PG&E (gas) or SMUD (electricity) turned on?

Is the pilot lit? (PG&E will re-light pilot lights for FREE)

GOT LOCKED OUT?
If you have issues with your locks, please call our locksmith. If you have locked yourself out of your house, you will be financially responsible for the charge. If there was an issue beyond your control that caused the lock out, such as lock not working correctly or your key breaking in the door, they will bill our office directly.

HOW DO I GIVE A THIRTY DAY NOTICE? (30 DAY NOTICE)
All 30 day notices must be given to our office IN WRITING. Calling in and speaking to an office staff member, or to the property manager, does not suffice as notice to move. You may turn in your notice the following ways:

Your 30 day notice does not go into effect until it is received by RCMS/Debbi Hart. If you mail in your notice, please make sure that you send it out within enough time for it to reach our office by the day you want the 30 days to start. It is always a good idea to verify with the office that we have received your notice.
WHAT DO I NEED TO DO TO GET MY PLACE READY FOR MOVE OUT?
When we receive your 30 day notice, our office will mail you a receipt of receiving your notice. This letter has information about what to expect within the next 30 days and with the move out process. (click here to view a sample of the letter; page 1, page 2)
